Why Apna Ghar Applications Get Rejected
Most Apna Ghar applications fail for one of six reasons: the applicant already owns a home, income evidence does not support the instalment, documents are unclear or mismatched, the property is outside the 10 marla or 1,500 sq ft limit, the title cannot be verified, or the 10% equity is not actually available. Each has a fix, and most applicants can reapply once it is resolved.
The six blockers
| Problem | What the bank sees | Fix |
|---|---|---|
| Not a first-time buyer | A house already registered in your name | Nothing to fix; the scheme is limited to first homes. Check the eligibility rules before applying |
| Income does not support the instalment | Statements below the repayment need | Borrow less, extend tenure to 20 years, or add a co-applicant |
| Document problems | Blurred CNIC, name spelled differently, missing statements | Rescan clearly; match spellings to the CNIC exactly |
| Property outside limits | House above 10 marla or flat above 1,500 sq ft | Choose a property inside the limits; see property rules |
| Title cannot be verified | Unapproved society, disputed papers, file-only sale | Pick a property with registered, transferable title |
| Equity not available | 10% not deposited when asked | Arrange the down payment before the sanction stage |
Credit history: the silent rejection
Banks assessing an Apna Ghar application check the applicant's credit bureau record, so unpaid credit cards, a defaulted personal loan or a written-off mobile instalment can stop an application even when income is sufficient. Clearing the outstanding amount and obtaining a no-objection or clearance letter from that lender is usually required before a fresh application succeeds.
If you suspect this is your problem, ask the bank plainly whether the decline was credit-related. They will rarely volunteer it.
If your income is informal
Being a shopkeeper, driver or freelancer is not itself a rejection reason. The scheme allows estimated-income assessment, and banks can use repayment surrogates such as regular rent, utility bills and committee payments instead of salary slips. Three practical moves:
- Run six months of income through a bank account or mobile wallet before applying, so there is a record.
- Offer a guarantor with documented income.
- Consider a microfinance bank or HBFC, which handle non-documented income more often than large commercial banks. See the banks list.
Mismatches that look small but are not
- Name order: "Muhammad Ali Khan" on the CNIC and "Ali Khan" on the form.
- Father's name abbreviated on one document and written out on another.
- Mobile number registered on someone else's CNIC, so verification fails.
- Address on the form different from utility bills with no explanation.
- Property measurement on the sale agreement different from the registered record.
Reapplying after a rejection
-
Step 1
Ask the bank, in writing if possible, for the specific reason.
-
Step 2
Fix that one thing: documents, credit record, property, or amount requested.
-
Step 3
Wait until the fix is evidenced (a clearance letter, three more months of statements).
-
Step 4 · Final step
Reapply through apnaghar.gov.pk, choosing the same bank if the reason was documentary, or a different type of lender if the reason was income assessment.
Scams that follow a rejection
No agent can approve an Apna Ghar application, and no official charges a fee to reconsider a rejected file. The scheme has no processing fee at all, applications are made only at apnaghar.gov.pk, and banks decide cases on their own credit assessment. Anyone offering guaranteed approval, a "special quota", or a faster file in exchange for money is defrauding you.
Rejected applicants are targeted because their details and frustration are both known. Never share an OTP, never install a screen-sharing app for a caller, and never pay to have a file "released".
Common questions
How soon can I reapply?
There is no published waiting period. Apply when the underlying reason is genuinely fixed.
Does a rejection hurt my credit record?
The enquiry may be recorded, but a decline is not a default. Repeated applications in quick succession look worse than one well-prepared file.
Can I switch banks after a rejection?
Yes, and it can help if the first bank's issue was appetite rather than your eligibility.
