Apni Chhat Apna Ghar Instalments and Repayment

Apni Chhat Apna Ghar is repaid over nine years, including a three-month grace period, with a maximum instalment of about Rs14,000 a month and no markup, so a full Rs1.5 million loan costs Rs1.5 million to repay. No instalment falls due in the first three months, and early repayment earns a rebate, reported as 20% within the first three years and 10% between years four and six.

Monthly figures below the maximum are the loan divided across 108 months, calculated by SchemesPK. The programme publishes the Rs14,000 ceiling and the seven-year term; your sanction letter sets your exact schedule.

The three-month grace period

Repayment of an Apni Chhat Apna Ghar loan does not begin immediately: no instalment is due for the first three months after disbursement begins, which is intended to cover the period when a family is still building and may also be paying rent elsewhere. The seven-year schedule runs after that, at a maximum instalment of about Rs14,000 a month with no interest or service charges.

Paying early is worth real money

Because the loan carries no markup, the usual reason to clear a loan early is missing. The programme replaces it with a rebate: reported at 20% of the outstanding amount if you settle within the first three years, and 10% if you settle in years four to six.

You settleReported rebateOn a Rs1,000,000 balance
Year 1-320%Rs200,000 off
Year 4-610%Rs100,000 off

Treat these rebate figures with caution. We could not find them in any official notification, and the Bank of Punjab's own published loan document set for this scheme, which is the facility offer letter, financing agreement, promissory note and payment schedule, contains no prepayment or early-settlement clause at all. The percentages appear only on unofficial aggregator sites. Ask the branch handling your loan, in writing, before planning around them.

How the money arrives: tranches, not a lump sum

The loan is released against construction progress, so your spending and your borrowing move together. In practice that means:

  • Plan the build in stages that match the release schedule the bank gives you.
  • Keep receipts and photographs of each stage; verification visits decide the next tranche.
  • Do not commit to a contractor's payment plan faster than the tranche schedule.
  • Budget separately for fittings and finishing, which often exceed what the loan covers.

Missing an instalment

The programme has reported a recovery rate above 99%, which suggests collection is active. Treat the instalment as you would a utility bill: a default record follows you into every other government and bank scheme, including the federal Apna Ghar Program, where defaulters are refused.

Common questions

Can I repay in part?

Partial prepayment is normally allowed; ask the bank how it affects the rebate.

Can the term be extended?

On the term: the launch announcements in August 2024 said seven years, and some coverage still repeats it. Nine years is the figure in later reporting and in the Bank of Punjab's own facility offer letter, and it is the only one consistent with a Rs14,000 maximum instalment, because Rs1.5 million over seven years would be about Rs17,900 a month. We publish nine. Your sanction letter is the authority for your own loan.

Does the instalment change with inflation?

No. There is no markup to reprice, so the schedule is fixed in rupees.
